Rejuvenation vs. Roof Replacement
Two very different jobs. Here's a straight comparison — and a candid look at when tearing off and replacing is the smarter call.
Rejuvenation restores an aging-but-sound asphalt roof for roughly 15–20% of a full replacement and adds years of service life; replacement resets the clock completely and is the right answer once a roof is actually failing. If your shingles are dry and aging but intact, rejuvenation wins on cost and disruption. If they're leaking, cracking, or shedding down to the mat, replacement is the honest choice.
We only do rejuvenation, so it's fair to ask whether we'll push it on every roof. We won't. Below is the real trade-off, and further down, the cases where we'll tell you to replace instead.

When replacement is the smarter choice
Rejuvenation is the right tool for a roof that's aging, not a roof that's failing. There's no honest way to spray oil onto these problems and call them solved. If your roof shows any of the following, replacement — not rejuvenation — is what we'll recommend:
- Active leaks. Rejuvenation does not fix leaks. Water already getting into your home means a repair or replacement, not a treatment.
- Widespread cracking or curling. Once shingles across the roof are cracked, split, or curling at the edges, they're past what restored flexibility can help.
- Granule loss down to the mat. When shingles have shed their granules to the point that the black asphalt mat is showing, the protective surface is gone and treatment can't bring it back.
- A roof past roughly 20–25 years. Near or beyond the end of its designed life, a roof is usually better replaced than treated.
- Missing or broken shingles. Rejuvenation restores the shingles you have; it doesn't replace ones that are gone or cracked.
The bottom line

Does rejuvenation delay a replacement or just postpone the inevitable?
