Roof Rejuvenation in Lancaster, PA

From downtown rowhomes to the suburban developments ringing the city — we restore aging asphalt shingles instead of tearing them off.

Home Service Area Lancaster

If you own an asphalt shingle roof in Lancaster city or its surrounding suburbs and it's roughly 6–20 years old, dry, and shedding granules, our bio-based rejuvenation can restore flexibility and add years of service life — for about 15–20% of what a full replacement costs. We start with a free inspection and tell you honestly whether treatment is the right call.

What roofs look like in Lancaster

Lancaster is really two housing markets stacked on top of each other. Inside the city grid — around Central Market, Cabbage Hill, the neighborhoods served by the School District of Lancaster, and the blocks radiating out from Penn Square — you'll find brick rowhomes and late-1800s to early-1900s Victorians. Many of those steep, close-set roofs have been re-shingled once or twice over the decades, so the asphalt shingles you see today are often mid-life rather than original. Push out into the suburbs — the post-war Cape Cods and split-levels of the 1950s and '60s, plus the newer developments toward Grandview Heights, School Lane Hills, and out along the Lititz Pike and Oregon Pike corridors — and you get wider, simpler roof planes that are ideal candidates for treatment.

Why Lancaster roofs age the way they do

The single biggest factor we see in the city is sun. South- and west-facing slopes on the tightly packed rowhome blocks catch heavy afternoon UV with little tree shade, and that's exactly what bakes the protective oils out of asphalt. Once those oils are gone the shingle stiffens, the granules let go, and you start finding dark grit in the downspouts near Lancaster General and throughout the older wards. Add Pennsylvania's freeze-thaw swings each winter and a mid-life shingle can look a decade older than it is. Rejuvenation is designed to put those oils back before the shingle turns brittle.

Which shingle brands do we see here?

Across Lancaster's suburban roofs, GAF and Owens Corning architectural shingles dominate the last two decades of re-roofs, with CertainTeed and IKO showing up regularly on 2000s-era developments. All of these are standard asphalt shingles, and all of them dry out the same way. Our treatment penetrates the shingle rather than coating it, so it works across brands without changing how your roof looks.

The honest scope: rejuvenation restores aging-but-intact shingles. It does not fix leaks, flashing, or missing/cracked shingles, and it won't rescue a roof that's already failed. On some of the oldest city roofs, replacement is the smarter money — and we'll tell you when that's the case.

Is my Lancaster roof a candidate?

  • Asphalt shingle roof, roughly 6–20 years old
  • Dry, faded, or shedding granules — but structurally sound
  • No active leaks; shingles present and not cracked

The suburban developments around the city tend to hit that sweet spot right now, but plenty of re-shingled city homes qualify too. Each treatment adds 5 years of restored shingle flexibility, backed by our 5-year transferable warranty. With periodic re-treatment, many asphalt roofs gain 10–15 years of added service life.

From a recent Lancaster job: we treated a 14-year-old Owens Corning roof on a Cape Cod off the Oregon Pike where the south slope had faded noticeably faster than the north — a classic city-suburb UV pattern. The homeowner had been quoted for a full replacement; the roof was simply thirsty, not failed. Ninety minutes of low-pressure treatment and it was back to flexing like it should.
