Rejuvenation for HOAs and Rental Properties

Managing many roofs on a budget without premature replacements — the practical playbook for boards, owners, and property managers.

If you manage or own multiple asphalt shingle roofs — an HOA townhome community, a condo building, an apartment complex, or a handful of rental properties — the math is different from a single home. One roof at 12 years old is a maintenance conversation. Ten roofs at 12 years old is a capital budget problem. Rejuvenation exists for that problem: it extends the life of aging-but-sound asphalt shingles for 80-85% less than a full replacement, per building.

Why the portfolio math is different

The danger in a portfolio isn't one worn roof. It's that all the roofs were installed around the same time, so they all reach the same age at the same time — and the replacement quotes arrive together. Boards and owners then face a choice that feels binary: fund a huge capital project now, or defer it and watch the roofs worsen.

Rejuvenation changes that picture. Because the treatment typically costs 80-85% less than replacement, a board can extend the entire portfolio on a schedule that fits operating budgets instead of one special assessment. That preserves capital reserves, keeps annual budget numbers predictable, and buys the community real years before the eventual replacement conversation — a conversation every asphalt roof eventually has.

What boards and owners should know about candidacy

Rejuvenation is not a magic wand, and we don't pretend otherwise. It is for asphalt shingle roofs roughly 6-20 years old that are aging but structurally sound: dry, faded, or shedding granules, but not leaking, cracked, or missing shingles. In a portfolio walk-through, we rate every building honestly. Roofs that qualify are candidates for treatment; roofs that don't are flagged for replacement or repair as separate line items, so the treatable buildings can move forward without subsidizing the ones that can't be saved.

How a portfolio program works

Free portfolio walk-through

We assess every asphalt shingle building and rate its condition, so the board finally has a full roof inventory instead of a stack of guesses.

Prioritized, board-ready proposal

A written proposal ordered by which buildings benefit most today, with cost per building and total cost — structured for a board packet or capital-plan submission.

Phased scheduling

Treatments scheduled in phases that fit your budget cycle, so cost lands on a predictable pace and resident communication stays simple.

Documented delivery + warranty

Every treated building gets photo documentation and a written 5-year transferable warranty, delivered as a clean package for your records.

What about tenants and residents?

Disruption is minimal. There is no tear-off, no dumpster, and no interior access needed. A typical building is treated in about 90 minutes, all from the exterior, so residents go about their normal day. We provide advance-notice materials boards or property managers can hand out ahead of scheduled treatment days — simple, professional, and done.

What the lab testing shows

Independent ASTM lab testing by PRI Asphalt Technologies found bio-based rejuvenation restored shingle flexibility and reduced granule loss by approximately 53% on 15-year-old shingles. It is third-party evidence that the treatment does something real. It is not evidence that a roof never needs replacing — every asphalt roof eventually does. Rejuvenation extends the useful life of a sound roof by restoring what time and weather have baked out of it.

Where this works

We serve HOAs, condominium associations, apartment complexes, property management companies, and housing authorities across the full 100-mile ring around Lancaster — including the Philadelphia metro, the Lehigh Valley, and the Baltimore metro. Commercial and residential alike. See our Commercial & Multi-Family page for the full offering, including insurance certificates, W-9, and additional-insured documentation boards require.

Does your portfolio qualify? The only way to know is a free walk-through. We'll rate every building, tell you which roofs are candidates, and which simply aren't — and we don't treat roofs we shouldn't.

Free. No pressure. Buildings that qualify are ready for phased treatment; buildings that don’t are flagged separately.
